Inspection and Testing


We can provide you with all your inspection and testing needs. We specalise in domestic abd commercial EICRs (Electrical installtions conditions report. These are often required when selling your home and requested by the estate agents to ensure the electrical installation is in a safe condition. 


We also provide periodic inspections to ensure your business premises are safe and comply with the current regulations. 


Who needs to get an EICR by law? 

Landlords - If you rent a property to tenants, it is your responsibility to ensure the electrical installation is safe and fit for purpose. Failure to do so could lead to prosecution and even jail if an accident occurs due to unsafe electrics. By law you need to get the property inspected every 5 years or upon change of tenants (regardless of length of previous tenancy) 


Buying or selling a home - Although not law, when buying a new property most good estate agents or solicitors will require a Electrical Installation Conditions Report (EICR) to ensure the property does not have any dangerous electrical defects before purchase. An EICR will test the whole properties electrical installation for signs of damage and deterioration or deviations from current regulations, upon completion the home owner will be given a satisfactory or unsatisfactory result. An unsatisfactory result will mean issues highlighted will need to be fixed at the homeowners expense before the house sale can go through meaning there are no nasty surprises and unforeseen costs when you move into your new home. Consider the costs, £150 to have an EICR  or £3000+ to have the full property rewired as you didnt get an EICR.

Whats is Notifiable Work?

Law states that anyone carrying out the following work in your property must notify the local authority within 5 days of completing the work, failure to do so or not notifying the local authority at all could lead to a £5000 fine. 



From April 2013 electrical work in a dwelling, or associated with its surroundings, is notifiable to a local building control body where the work includes:

  • the installation of a new circuit, whether at low voltage (typically 230 V) or extra-low voltage); or
  • the replacement of a consumer unit (fusebox); 
  • any alteration or addition to an existing circuit in a special location*, whether at low voltage (typically 230 V) or extra-low voltage

 - A special location is a room containing a bath or shower, swimming pool or a sauna heater.

 - An alteration or addition to an existing circuit in a room containing a bath or shower is notifiable only where carried out in the space surrounding a bath or shower.

- An alteration or addition anywhere within a room containing a swimming pool or sauna heater is notifiable. 


DH4 Electrical take out all the worry and work for you and will automatically notify the local authority and issue certifciates within 5 days of completing the job (should you require them earlier, just ask).
